1. There is a required down payment (generally $1000 to $3000) on most homes. The balance of the purchase price may be financed through Crown with easy monthly payments, or it may be financed through a lending company which deals with mobile home finance. Both require an approved credit check.
2. A credit check consists of a police waiver and general credit information. The cost for this credit check is $42.00 per married couple, and $35.00 per single applicant. This is a nonrefundable charge and will not be applied to rent. And due to Crown's agreement with credit companies, we are not allowed to discuss your credit history with you.
3. A first month's rent and a security deposit of the same amount are due prior to the possession of your home. For example: if the lot rent is $270.00 per month, then the security deposit is $270.00 as well. Therefore, a person would need a total of $540.00 prior to moving in.
4. A lot rent application and month-to-month rental agreement must be signed by all adults who plan to live in the home. There is no cost for this.
5. A one year, prepaid insurance policy on the home is required before tenant takes possession of the home. We do not accept month-to-month insurance policies. A one year policy must be obtained and maintained as long as you own the home. You may use any insurance company that insures mobile homes, although we do have a list of approved insurance agents who will be happy to help you.
6. The home may not be moved from Crown Mobile Home Park until it is paid in full to Crown.
7. Homes are sold "as is," with warranties specific to that home. There will be no sales tax on the home at the time of purchase, as it has already been paid. However, personal property tax will be due the following December after the first year of ownership. This is paid to the county.
8. And, as always, no dogs are allowed.
